Two prime development sites hit the local market
Two prime development sites have come onto the market in Tullamore, offering exciting residential and commercial opportunities to buyers.
A large 29-acre site at Arden Road is being sold for residential development, while a mixed use site is on the market for €1.2 million at High Street in the town centre.
The Arden Road site could see up to 350 new residential units on the way to Tullamore, with considerable infrastructure already in place at the site.
While a guide price has not been revealed, agents Sherry Fitzgerald Lewis Hamill are anticipating significant interest in the land, which they describe as a “most desirable and sought after residential location”.
Measuring 29 acres, the site is described as “a regular shaped parcel of flat dry land with substantial road frontage onto Arden Road”, with the potential for 340-350 residential units under the current regulations and development plan.
Interested parties will be pleased to hear that infrastructure is already in place at the site including mains sewage, drainage, water, gas and broadband with proven capacity and connection approval. A large amount of research and pre-planning investigation has also been carried out.

A second “pivotal development site” in the heart of Tullamore town has also gone on the market for a price of €1.2 million.
Located off High Street and Moore Street, the 1.4 acre site includes seven retail units and five apartments, and is currently producing annual rent of €64,260.
Five of the retail units are single-storey and front onto O'Moore Street, while a further two retail units are located in 'The Manse', a period building on High Street, which also contains five residential apartments overhead. All of the current leases are short-term.
Due to its central location in the town, the site is zoned Town Centre/Mixed Use. This implies the use of the land primarily for commercial or retail use, combined with other 'secondary' uses such as residential.
