'High demand' for homes in new Tullamore estate
With the showhouse for Tullamore's latest housing development opening tomorrow (Saturday), it has been confirmed that the starting price for the 24 homes being offered as part of the first phase of the development is €305,000.
Gordon Cobbe from GVM Auctioneers, who are the selling agents, says there is already "a high level of interest" in the new homes.
Enquiries about the development on Collins Lane have come in from “all parts of the Midlands and also from Dublin,” as well as from local buyers.
“All of the houses are ‘A’ energy rated, and we will be offering a mix of two, three and four-bed detached and semi-detached and terrace homes as part of the first phase launch,” said Mr Cobbe, who added that there will be houses on offer “to suit all price points”.
The houses, which have names such as The Aisling, The Ellen and The Abigail will range in size from 80 sq metres up to 174 sq metres, and prospective purchasers will be able to get a first glimpse of the homes on offer when the Ridley Place showhouse opens this weekend, with viewings from 11am to 2pm tomorrow (Saturday) and on Sunday.
The selling agents anticipate there will be “limited availability and high demand” for the new homes. Mr Cobbe says houses will be offered on a “first-come, first-served basis” and it is possible that the first phase of 24 homes “could sell out over the weekend”.
Gordon Cobbe says Tullamore is viewed as being “a very desirable location” to live for a number of reasons, including its “very good public transport links” and he also points out that houses priced under €500,000 are eligible for the Help to Buy Scheme.
“The demand for housing is very strong, locally and nationally, and we have homes in Ridley Place to suit all types of buyers, including families, first-time buyers and downsizers alike,” says Mr Cobbe.
Planning permission for the 126 houses in Ridley Place was granted in January 2024 to Collins Lane Housing Development Ltd.
The project, which was classified as a Large Scale Residential Development (LID) on the R433 road at Collins Lane, comprises 102 houses, 24 apartments and a single-storey childcare facility/crèche providing both pre-school and after-school services.
The developers were also given the go-ahead for the construction of a new vehicular entrance to the development off the R433 Collins Lane, and also vehicular access from the two existing roundabouts on the north-south link road between Collins Lane and the Educate Together primary school.
As part of a separate project on Collins Lane, Offaly County Council granted planning permission earlier this year for a major new neighbourhood centre in the area which includes a new 2,100 sqm supermarket – understood to be SuperValu – on a site owned by Golden Vale Co-Op Mart Limited.
