House prices in the Midlands rise 12% since August 2024

The Midlands has recorded a 12% increase in house prices since August 2024, according to the latest figures released by the Central Statistics Office (CSO).
The data shows that the Midlands, encompassing Laois, Longford, Offaly, and Westmeath, has experienced the largest growth in house prices of any region outside Dublin over the past year.
Across the country, households paid a median price of €375,000 for a home in the 12 months to August 2025. Within the Midlands, Westmeath recorded a median price of €310,000, while neighbouring Offaly stood at €272,500.
Meanwhile, the least expensive Eircode area in Ireland over the same period was F45 (Castlerea, Co. Roscommon), where the median price was just €148,000.
The latest figures highlight the continued upward trend in property prices across Ireland, with the Midlands emerging as a key growth area.
