Another 5% increase in Offaly house prices
Listed housing prices in Offaly are, on average, 5.1% higher than they were a year ago, according to a new report.
Figures from the Daft.ie sales report for the second quarter of this year show that the Offaly housing market continued to experience rising prices across most property types.
The data, which is based on listed (asking) prices, rather than final sale prices, shows a typical three-bedroom semi-detached home in Offaly is now priced at €286,000.
Detached three-bedroom homes remain broadly stable, with average asking prices of €297,000, representing a slight 0.1% annual decline, indicating a relatively flat segment of the market.
At the higher end, four-bedroom detached homes are listed at €420,000, up 1.6%, while five-bedroom detached properties have seen the strongest growth, rising 15.6% year-on-year to €556,000.
In the more affordable segment, three-bedroom terraced homes are now averaging €255,000, an increase of 7.8% over the year.
The Daft.ie sales report tracks asking prices across Ireland and provides a snapshot of market trends.
Offaly TD Carol Nolan said the report provided "yet more evidence that the housing system is fundamentally failing ordinary families in Offaly who are simply trying to secure a modest, affordable home".
The Independent TD said: "These figures confirm what I have been saying for years; the Midlands is no longer an affordable alternative to the overheated Dublin market.
"Offaly families are being pushed into a price bracket that bears no resemblance to local incomes or to what young couples and working households can realistically sustain."
Deputy Nolan said the Daft.ie report should act as "a wake‑up call" for policymakers.
“We need a targeted, county-level strategy that increases the supply of genuinely affordable homes, supports downsizing options for older homeowners who genuinely wish to do so, and restore movement in the second‑hand market.
"Without that, Offaly families will remain locked out," she said.
