Key Tullamore land on market for €4 million

Almost 11 acres of development land in a central Tullamore location is on the market at a guide price of €4m.

The land, being marketed as The Meadows, Tullamore, is off Bachelors Walk and Church Road, within an established residential location in Tullamore.

It spans 10.77 acres and includes a 7.53-acre site for which planning permission exists for a 92-house development. There is also a 3.24-acre site, which agents, Jordan Auctioneers, say is ideal for further development, subject to planning permission.

The land is for sale by tender on Friday, October 9, at 3pm. It is being described as an “exclusive in-fill development opportunity”.

The auctioneers describe the surrounding area as “characterised by a number of mature and successful residential developments, including Ashley Court, Hophill, Clonminch Avenue and Oakfield”.

The sales brochure describes the land as “an excellent opportunity to deliver a substantial residential scheme within easy reach of Tullamore town centre and its extensive range of amenities”.

Full planning permission has been granted by Offaly County Council for the development of 92 residential units on Phase 1 of the lands and was approved subsequently by An Bord Pleanala following an appeal against planning. The planning permission is due to expire by March 3, 2029.

The balance of the property comprises approximately 3.24 acres and was identified as a potential future phase capable of accommodating a further 38 residential units and possibly more. Any future development would be subject to obtaining the necessary planning permission.

“Combining full planning permission for 92 residential units, a substantial overall landholding and the potential for a future development phase, the property represents a compelling opportunity to deliver a high-quality residential scheme within an established and proven Tullamore location,” the auctioneers state.
