Asking price of €4.5 million for Offaly stud farm

An “exceptional” residential stud farm in North Offaly is set to go under the hammer at the end of this month, with an asking price of a cool €4.5 million.

Lumville Farm, Edenderry comprises of 218 acres of “top quality” land, a two-storey residence and yard only renovated in 2006 and finished to a “premium standard”.

The farm, developed by current owners Derrinstown Stud, is for sale by public auction on Wednesday, October 26 next at 3pm in The K Club, Straffan.

Laid out in two separate and distinct divisions, the farm is split by a public road with over 1.8km of frontage.

This extensive stud farm is in exceptional condition, and ready to go as a thriving equestrian business venture, or other agricultural enterprises, or a combination of the two, the marketing documents from Coonan Property, Maynooth indicate, adding that it is on one of the prestigious Derrinstown Stud farms, which has been designed and operated to a standard "synonymous with care, quality and winning".

The main detached residence extends to approx. 2,830 square feet of space with a garage surrounded by mature gardens. The farm benefits from two further residences suitable for staff accommodation, it adds, with its prime position as a gateway between the Midlands and Dublin promoted as a major advantage to get to Dublin Airport, race venues and bloodstock auctions.

Cut stone buildings accommodating the stables, manicured lawns and modern, quality livestock handling facilities are also in-situ. The main yard comprises forty-two loose boxes in impressive American style stable blocks.

There are an additional three isolation stables, a six-bay horse walker, a lunging ring, veterinary room/feed room and reception room, to mention but a few.

There is a separate yard which comprises thirteen loose boxes in similar American style stable blocks. Both yards have adequate hay barns and lock up machinery stores, the marketing documents state.

Lumville Farm may be sold at auction in separate lots, the first being offered is the Manager's bungalow style residence and yard on approximately 167 acres with a guide price of €3.5 million, the second lot is a residence and yard on 51 acres for €1 million, or the third comprising the entire farm on approximately 218 acres or 88.3 hectares for in excess of €4.5 million.
