Residential developments proposed in two Offaly areas

Planning applications have been lodged for two separate housing developments in Tullamore and Ferbane which, if both are approved, would result in the creation of 40 new residential units in total.

Healion Contractors Ltd has submitted plans for the proposed development of 18 residential units, the first stage of a potential two-phase residential development, at Spollanstown, Tullamore.

The planning proposal includes the demolition of an existing shed at the site location and the construction of mixed residential units, comprising seven four bedroom three storey detached houses, six three bedroom two storey terrace properties and five two bedroom two storey terrace buildings.

The proposed development will also include a new site entrance from the public road, alterations to the existing Spollanstown road, paths, paving, parking, bin stores, drainage, amenity space, landscaped public open space and street lighting and all essential associated works.

Documentation submitted by consultants to Offaly County Council as part of the planning submission confirms that the site of the proposed residential housing development is currently an undeveloped greenfield site used for agricultural purposes with a total site area of approximately 2.94 hectares.

"The site is in Spollanstown townland on the outskirts of Tullamore, approximately 1km south of the town centre. Although the full site ownership extends to 2.94 hectares, the proposed application is for the phase of development, with an application boundary extending to an area of 0.61 hectares," the consultants stated.

The proposed development site is bounded by one off houses to the west, agricultural land to the south, Tullamore Rugby club to the north and the railway line approaching Tullamore to the east.

The planning application was received by Offaly County Council on July 20 with a decision on the proposed development expected by or on September 13.

Meanwhile, Midlands construction company Droughill Builders Ltd has submitted a planning application to Offaly County Council for the construction of 22 new residential units in Ferbane.

The proposed development, which is on lands next to the existing Mill Race housing estate, comprises a mix of semi-detached and terraced two-storey house types, with new road and footpath connections to the adjoining estate. The planning application was received by the local authority on July 20.

The planning application includes a proposal to transfer four of the new units to Offaly County Council for social or affordable housing, under the 'Part V' planning requirement.

A decision on the submitted planning application is expected from Offaly County Council on or before September 13.
